A Much Better Alternative When Selling Your Coastal Home

BACKGROUND – I am a licensed Realtor living in the Portofino. I have substantial experience selling upscale, luxury real estate, and it has become obvious to me that beach front homes along the Emerald Coast should be marketed and sold in a more efficient and aggressive manner. I recently joined LPT Realty, the fastest growing real estate company in the country, and the firm named “Most Innovative Realty Firm of 2024” by the prestigious Inman Group. The LPT platform dovetails perfectly with my own personal vison of how real estate should be marketed, promoted, and sold. Your home deserves promotion far beyond the level in which most homes are currently listed and sold.

Going Beyond the “3 P’s” — You likely have substantial experience in real estate, buying, selling, and advising friends and family. My guess is that there may be a chance that you have never had a home sold in any way much beyond “the 3 P’s”. Let me explain. The 3 P’s stand for this common real estate mantra: 1) Place a sign on the property; 2) Put the home in the MLS; 3) Pray that it sells. I absolutely assure you that I am an enemy of the 3 P’s style, and believe that upper end real estate should be actively marketed, promoted, advertised, and sold as a unique prized gem, not as just another home on a long list spit out from the MLS. If you agree, I welcome a conversation at any length and in any detail you desire because my idea of promoting real estate is to provide what you deserve: savvy, ingenuity, and passion. I am a strict follower of Ryan Serhant, and intend to follow the lead of those you may have seen on Bravo TV’s “Million Dollar Listing” shows. You deserve nothing short of THAT level of promotion when selling at Portofino, and you are NOT currently receiving that from other sources. My version of the 3P’s is as follows: 1) Preparation; 2) Price; 3) Promotion.

Don’t Just Take My Word for It – I moved to the Portofino from the Washington, D.C. area, where active and persistent promotion and sales is a standard real estate practice. You deserve that level of effort and creativity to your sale. I have included a long letter from one of my last clients in D.C., who was overjoyed at the level of service and amount of money he made on his sale and saved on his subsequent purchase, none of which was an accident or because of reliance on “market forces”. I provide my own commentary on his statements in red to point out to you what my thinking was at each step in the process. Successful sales are rarely an accident, but more likely the result of solid preparation and execution.

I Will Reach a Far Greater Range of Real Buyers – As mentioned earlier, I will be launching a major platform for social media presence that you are not seeing elsewhere. It has been a rather expensive undertaking on my part, and it has taken several months to complete at a level I am proud to present to you. I see real estate sales as a career, not simply a “side hustle”. A Very Important Added Bonus: Expert Mortgage Financial Advice From a Five Star Nationwide Platform – Earlier this year I was contacted by one of the nation’s premier wholesale mortgage companies, Barrett Financial Group, based in Phoenix, Arizona. I have extensive expertise in my past as a mortgage-backed securities trader/salesperson and many years as a mortgage loan originator.
